Event Recap: August 2026 INLIVIAN Monthly Roundtable

This month’s property manager roundtable opened with a fishbowl exercise that put manager-resident interactions under the microscope. A small group of attendees role-played a disgruntled resident interaction while the rest of the room observed, then swapped in to run it again with a different approach.

Watching both versions side by side made the gap obvious. In the best-case version, the manager listened before responding, acknowledged the resident’s frustration directly, stayed calm and steady even as tempers rose, and closed with a clear next step instead of a vague promise. In the worst-case version, the manager got defensive, talked over the resident, minimized the concern, and left without any follow-up plan, so the resident walked away with nothing concrete.

One approach de-escalated the situation. The other made it worse. Seeing it played out, rather than just discussed, is what made the lesson land.

Difficult resident interactions are part of the job. Giving managers a live, low-stakes space to practice them, and to see what good and bad both look like, builds a skill that’s hard to teach any other way.

The rest of the agenda covered status reports from each community, an investigations update, a word from the rapid response team, and a segment from Vanessa Manning, Community Safety Administrator for Real Estate.
